31 states carry real parcel data — 10.2M parcels loaded across 318 jurisdictions nationwide. Illinois is by far the deepest: 2.62M parcels across 255 jurisdictions in all 6 Chicago-metro counties, with all 1,396 Illinois jurisdictions tracked. But Chicago is the only jurisdiction anywhere on the site where a parcel goes all the way to a full report — buildable envelope, a generated massing scheme, every figure cited to Title 17. Everywhere else, a real parcel gets you a district and a boundary, not a report — see the tiers below for exactly what that means city by city.

What do I actually get for a state that is not live?

Depends on the state. Every state gets the reference page: which level of government holds the zoning power and under which enabling statute, the zoning code each major city administers, the recent state-level reforms that preempt or override local rules, and what parcel and GIS data exists in that state — free, cited to the statute, no account. In 59 cities we also publish our own interactive zoning map, and 51 of those additionally return a real parcel — its district and boundary — for an address you type in; the other 8 are a district lookup only, with no free redistributable parcel source yet. None of that is a report: no bulk standards, no § citations, no massing scheme, outside Chicago.

What does joining a state waitlist do?

It tells us where to build next. Each signup records the state plus, optionally, the city or county and the specific parcel you wanted to run — that demand signal is literally how the rollout order gets set. You get one email when your state opens at parcel level, and we often come back sooner asking for a test parcel.

How does a state go from reference to live?

Three things have to land: parcel geometry ingested for the jurisdictions that matter (true today for pieces of 31 states), the zoning ordinance encoded down to bulk standards (FAR, height, setbacks, density, parking) with a citation on every figure, and any state or local overlay that bends those numbers — transit bonuses, ADU preemptions, inclusionary requirements. Illinois is the only state where all three have landed — an enabling-act summary taken all the way to 2.62M cited parcels; the same pipeline runs for the next state, aimed by waitlist demand.

There is no national zoning code. Every state hands the power to a different level of government, under a different enabling act, with different carve-outs — home rule in one state, Dillon's Rule next door; counties that zone unincorporated land, and counties that have no authority to zone at all. So there is no way to do this once. We map it state by state.
